Why use a mortgage broker in Cambridge instead of a bank?
A bank can only offer you its own mortgage. Is it worth paying a mortgage broker?
In most cases, yes. A broker saves you time by doing the research and the paperwork, saves you money by finding a better deal or a bigger loan than you would find alone, and saves you stress by dealing with the lender, the solicitor and the estate agent. The value is greatest when your case is anything other than straightforward: a large loan, a small deposit, self-employed or contract income, a new-build purchase with a deadline, or a credit blip in the past.
It is least valuable for a simple product transfer with your existing lender. Even then, we will check the market, and if staying where you are is best we will say so.
What is the average cost of a mortgage broker?
UK broker fees range from nothing to around 1% of the loan, and some firms charge a flat fee instead. Nearly every broker also receives a procuration fee from the lender on completion.

How do Cambridge house prices and mortgages compare to the rest of the UK?
Mortgage rates themselves are set nationally, so a Cambridge buyer pays the same rate as a buyer in Bedford for the same deposit and credit profile. What is different is the size of the loan. According to the ONS, the average house price in Cambridge was around £475,000 in July 2026, with first-time buyers paying around £398,000 and home movers around £600,000 on average. Those figures are well above the national average, which means larger deposits, higher income multiples and more careful affordability planning.
A bigger loan also makes the rate matter more. On a £350,000 mortgage, a difference of 0.25% is several hundred pounds a year. Fees matter too: a low rate with a large product fee is not always the cheapest option over a two or five-year term, so we compare the true cost, not just the headline rate. Can I get a 200k mortgage on a 40k salary?
Possibly. At 4.5 times income, a £40,000 salary supports around £180,000 of borrowing. Some lenders go to 5 times, which reaches £200,000, if your outgoings are low and your credit record is clean. Joint applications, a partner's income, bonus or overtime can all change the picture. In Cambridge, where even a one-bedroom flat can cost more than that, many buyers combine a larger deposit, a longer term or shared ownership to make the numbers work.
Should I fix for 2 or 5 years now?
There is no single right answer, and we will not guess where rates are going. A two-year fix gives flexibility if you expect to move, sell or see your income rise soon. A five-year fix gives certainty over your monthly payments for longer, which many families value, but can carry higher early repayment charges if you need to leave early. Can a mortgage broker in Cambridge help with poor credit or complex income?
Yes. A past default, missed payments or a CCJ does not rule you out; specialist lenders look at how recent and how large the problem was. Complex income is similar. Academic staff on fixed-term contracts, NHS consultants with private practice income, contractors on day rates, company directors and people with income from overseas are all assessed differently from lender to lender. Presenting your income to the lender that reads it most favourably is often what makes a Cambridge purchase possible.
