First-time buyers, Loves Farm and Wintringham
The first-time buyer average in Huntingdonshire was £249,000 in June 2026, against £370,000 for people moving home. That first-time buyer figure sits just above the terraced average, which means terraces here are genuinely attainable rather than theoretically attainable. Of the towns we cover, this is the strongest first-time buyer proposition.
Two places absorb most of that demand. Loves Farm, built out from the late 2000s on around 160 acres east of the railway, put more than 1,400 homes within walking distance of the platforms — and the £6m footbridge with lifts, opened in 2014, gave the east side proper step-free station access. Wintringham, the eastern expansion by Urban&Civic, is the current one: around 2,800 homes on a 162-hectare site, with Durkan, David Wilson and Barratt building. Its primary academy opened in 2020. The Hub, with its food store, health centre and nursery, is promised but not yet built, so buy on what is there rather than what is drawn.
Shared ownership in St Neots
Shared ownership is a bigger part of this market than it is in most towns. At Wintringham alone there are four registered providers — Orbit, Amplius, Cross Keys Homes and Domovo — and availability moves fast, so published prices go stale within weeks.
The mortgage side is where people come unstuck. Not every lender does shared ownership, and those that do care about lease length, the rent review mechanism, the service charge and the minimum share. Staircasing later on needs its own application and its own valuation. Get the lender right at the start and the second move is straightforward; get it wrong and you are remortgaging to a new lender just to buy another 10%.
Older properties, non-standard construction and the flood plain
Buying a Victorian terrace on Huntingdon Street or an older cottage in Eynesbury is a different lending exercise from buying on a new estate. Non-standard construction, single-skin walls, and anything that has been extended without the paperwork will narrow your lender list quickly.
The one that catches people out here is water. The Environment Agency maintains a flood warning area for the River Great Ouse covering Eaton Socon, Eynesbury, Eaton Ford and St Neots — including Howard Road, Wren Walk, Hardwick Road, St Marys Street, Mill Hill Road, Crosshall Road and stretches of the High Street, New Street, Huntingdon Street and Church Street. For properties near the town centre and the river, flood risk affects both the buildings insurance premium and, in some cases, whether a lender will proceed at all. Check it before you offer, not after the survey. Riverside Park is deliberately kept as flood meadow for a reason.

St Neots station sits on the East Coast Main Line, managed by Great Northern with most services run by Thameslink. The fastest train to London King’s Cross is about 39 minutes, with an average nearer 53. Worth knowing before you buy: most off-peak southbound services run to St Pancras International, London Bridge and on towards Gatwick rather than to King’s Cross, so check the destination that matters to your commute.
On the roads, the A1 runs immediately west past Eaton Socon and Eaton Ford. The A428 Black Cat to Caxton Gibbet upgrade has not opened: National Highways expects the majority of the scheme, including the new dual carriageway, in spring 2027, with the A1 underpass at Black Cat following in mid-summer 2027. The new Cambridge Road junction at St Neots is already open. And to clear up a common misconception, St Neots is not getting an East West Rail station — the planned stations nearby are Tempsford and Cambourne.
Should I fix my mortgage rate for two or five years?
We are not going to answer that in a web page, because the honest answer depends entirely on you.
A two-year fix costs you the flexibility premium but lets you re-price sooner. A five-year fix buys certainty and usually a slightly better rate, but the early repayment charge is the thing that hurts if you move, separate or need to restructure in year three. The questions that actually decide it are how likely you are to move, how tight the budget is, and how much a nasty surprise in 2028 would matter. That is a twenty-minute conversation, not a blog post.
