Is it worth paying a mortgage broker?

For a straightforward remortgage with a clean credit file and a comfortable loan-to-value, sometimes not — your existing lender’s product transfer may be the best deal, and an honest broker will tell you that in ten minutes. For everything else, a broker earns their keep several times over.

The value is not just the rate. It is knowing which lender will accept your bonus, your second job, your day rate, your three-year-old default or your new-build timescale. Put the same case to the wrong lender and you get a decline on your credit file; put it to the right one and it sails through. Experienced mortgage advisers spend their days learning which is which, and that is what you are paying for.

How much does a mortgage broker usually charge?

Across the UK, broker fees typically run from nothing at all to around £500, and occasionally more for complex cases. Brokers are also paid a procuration fee by the lender, which does not come out of your pocket and does not change your interest rate.

Is there a downside to using a mortgage broker?

Two honest ones. A fee-charging broker costs money you would not otherwise spend, and a small number of lenders — a handful of direct-only deals — sit outside broker panels, so no broker sees the entire market. Anyone claiming to see literally every product is overselling.

The third risk is a broker who is not really whole of market and does not say so. Ask which lenders they are on panel with, ask how they are paid, and ask whether they will check your existing lender’s own offer. Three straight answers and you can relax.
